1. Create Online Bidding Account - Go to our online auction section and click on the "Create Account" link on the top right on the page.
2. Click Activate Account Email - Go to your email and open the email from future property auctions and click on the account activation link contained within.
3. Submit signed BIDDING FORM, ID & PROOF OF ADDRESS - We require a signed bidders form, photo ID and proof of address for HMRC money laundering regulations. You will receive an email with instructions and our online bidding registration form to print, sign, scan and return by email. Once we have received this you confirmation that you have been approaved and you are ready to bid.

4. Regisiter for each auction you wish to bid on and accept the terms. Go to our online auction section and click on the 'Click here to Register' link for the auction date. Accept the terms and click confirm Registration. Once you have provided your form, ID and proof of address you will be automatically approved for bidding and receive confirmation either on screen or via email.
YOU ARE NOW READY TO BID - You only need to create and activate your account once. As an approved bidder you can register and bid on all future online auctions. You will still need to register and accept the terms for each auction date but you will be instantly approved.
Registration - Only once you have registered and been approaved you can take part in the online bidding. Please refer to above guide for the registration and approaval process.
Bidding Period - The timed online auctions are only open for bidding during the start and end times as advertised on the auction site. The live webcast auctions run sequentially one lot at a time. You may not submit a bid outside of the auction times unless bidding is extended due to late bids being submitted in the final minute during timed online auctions.
Webcast Bidding Screen - On the day and time of the Webcast auction simply go to the auction on our website and login. Once the auctioneer opens the auction your screen will change to the webcast auction automatically. From there you can view the live video, bids & place commission/max bids on upcoming lots.
Single Bidding - To make a single one off bid simply click on the "Bid" button on the property. You will only be able to bid at the set increment as detailed on the property.
Maximum Bid - Timed Auctions - To set a maximum bid simply click on the "Enter Your Maximum Bid" box and enter the amount you wish to bid up to. The auction system will then bid on your behalf up to that price. The system will only outbid the next highest bidder by the set increment, it will not bid up to your maximum unless someone else bids higher.
Commission Bid - Webcast Auctions - You may set commission bids on upcoming lots by entering the amounts against each lot. This is you giving the auctioneer instructions to bid on your behalf up to a maximum amount. You will only bid one increment higher than the next highest bidder up to your commission bid amount.
Bidding Extension - Timed Auctions - If a bid is placed within the last minute of the auction then the system will automatically extend the auction closing time by 1 minute. This avoids last minute sniping. This will continue until all bidding is finished.
Deposit Payment - The necessary deposit amount and buyers premium will be processed from the card provided on your bidding registration form as detailed above. Please make sure you have sufficient funds on your card to cover this payment. Should you fail to make the payment we may revert to the under bidder and you may be blocked from future bidding. If you wish to make payment by bank transfer then please inform when registering.
Invoice - We will email you a copy of your paid invoice upon successful payment.
Auction Contract - As per the terms and conditions of the auction a member of our staff will be allocated to complete the auction contract as you are absentee bidding.
Completion & Solicitors - The completed auction contract and memorandum of sale will be sent to the sellers solicitors who will make contact with your solicitors to progress with completion of the transaction within the agreed timeframe.
The Catalogue of Entries for a forthcoming auction is released in advance of the auction date. You can view the latest ONLINE Catalogue of entries on our website only once live.
External Viewings - You may view a property externally at any time. Please make sure that if the property is occupied or tenanted that you respect the privacy of the occupants. Additionally we advise that you print a copy of this schedule and take it with you in case of any neighbours questioning you at the property as to your intentions.
Open Viewings - A property will be open for internal viewings at specified dates and times which you will find on the schedules. You do not need to register to attend these viewings, you can simply turn up as the property will be open during the scheduled times. Our viewing agent will be present to answer any of your questions and provide auction catalogues to viewers.
Internal Viewings by Appointment Only - Where this is specified then internal viewings may be available by arrangement where possible. Please contact us now to register your interest in viewing this property internally. In some cases there may be no internal open viewings possible.
Auction Guide Prices are displayed as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Each property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
You can submit an offer at any time (Pre-Auction or Post-Auction) on any of our properties for the vendor to consider. If the vendor is willing to accept your offer and sell you the property now you will be required to pay an immediate 10% deposit (Min £3,000) to secure the purchase and withdraw the property from being offered at the next auction. To submit an offer browse to the property schedule on our website then click the "Submit an Offer" link, complete the offer details and submit. We will then contact the vendor with your offer and confirm the result asap.
For every lot that appears in our auction catalogues, we ask the vendors' solicitors to provide us with legal information. This will generally include: Special Conditions of Sale, Title Deeds, Office Copy Entries, Searches (if applied for), Leases (if applicable), and any other pertinent information. The sellers solicitors will make contact with your solicitors shortly following the auction to proceed with the transfer of the title and payment of the balance of the purchase price. The standard completion time is 28 days from the auction date. At this time you will be required to pay the balance of the auction amount through your solicitor. A vendor may request a quicker completion so please check the auction legal pack to confirm the completion time which applies to your property prior to bidding.
